Hong Kong authorities have proposed the need for new private house and other buildings frequented by older residents to meet certain design requirements while exempting some senior-friendly amenities from gross floor area calculations as incentives for developers amid the city’s aging population.

According to projected data from the Department of Census and Statistics, the number of residents aged 65 and over in the total population was expected to increase from 20.8% in mid-2022 to 25.3% in 2028, before reaching to 30.4% in 2037. .

Among the elderly, 39.3 percent either lived alone or with a spouse who was also likely to be an elderly person.

The most striking incentive proposed by the authorities was the granting of gross floor concessions to developers adding age-friendly equipment, facilities and rest areas, meaning these facilities could be added over and above the total permitted floor areas.
