The amenity-rich subdivision could be the next development trend for Corpus Christi

The Corpus Christi City Council on Tuesday approved a petition for the Mirabella Public Improvement District. It is an amenity-rich residential development that would be located near Chapman Ranch Road and County Road 22.

Under state law, there will be a public hearing on the petition, which was filed on behalf of Rhodes Development.

The city’s Public Improvement District will use a levy to help fund infrastructure needs such as water distribution, roads and landscaping.

“An assessment is made on all those properties in that district. And then the assessments that are collected will help pay for the entire infrastructure,” said Corpus Christi Deputy City Manager Heather Hurlbert.

Mirabella would include 300 acres with more than 1,100 homes, 23 acres of parks, 13 miles of hiking and biking trails, a community center, a swimming pool and athletic fields.

“It offers a different product. If you look at some of the larger cities in other parts of Texas, these amenity-based housing developments are very popular and provide a little bit more of an amenity level for the residents who live there,” Hurlbert said. .

James Maddalone is a resident and developer near London who supports the idea of ​​growth.

“Looking at the layout, it looks very well laid out, nice big parks and pools and walkways, walkways. I think it all looks very, very attractive,” he said.

James and his wife Megan Maddalone own London Square Plaza. They saw the growth of London and expected more.

“London Square Plaza right there on the corner next to London ISD has done extremely well over the last couple of years,” James said. “I think people really make it their go-to place for games and after school, hangouts. with the court. I really feel this is the next step for growth, the continued growth of London is to bring in a large subdivision like this.”

Hurlbert expects to see more developments like Mirabella, something he said Corpus Christi needs.

“We are working with several developers who are looking at a larger type of master-planned communities in the city. We expect to see a little bit more of that instead of smaller developments like what you’re seeing on the south side right now,” she said.

If approved, the project would be a 10-year, six-phase development worth $467 million.

The city would also consider creating a tax increment reinvestment zone for this and future developments.

The public hearing will take place at the City Council in the December 3 meeting.
